Important Notices and Reminders

 

OWNER RESPONSIBILITIES

(Violations may result in penalties)


1. To maintain in good repair and appearance their assigned limited common properties. Trash and misc items to be stored in garages.

2. To provide entry for maintenance, safety or other authorized personnel.

3. To make no change to their unit affecting its structural integrity without Board approval. A form is required - call Maintenance Manager.

4. To make no change to their unit affecting outside appearance of unit or common property, except plantings, storm doors/door hardware and bird feeders without Board approval. Form required - call Maintenance Manager. Including Sat. dish.

5. To call the maintenance number to report repair needs which are the responsibility of the Association. If in doubt – call maintenance.

6. To Pay all dues and assessments promptly when due.

7. To obey all Association rules and regulations. The Board is authorized to adopt, amend or cancel rules and regulations relating to the common welfare of the community.


CHIPPEWILL COMMUNITY UPDATE: CHILD SAFETY

The Board of Managers wants to head off any problems which might occur with Residents' children on the property. The main concern is for the safety of the children, you, your neighbors, and for harmony in the neighborhood.

Chippewill is comprised of 250 privately-owned units. We all have a common interest and investment and, hopefully, wish to maintain a harmonious, rewarding and safe atmosphere for each and every resident. This can only be accomplished if we all fully understand our By-laws. The Chippewill By-laws apply to all owners and lessees living at Little Turtle, Phase II. It is the owner’s responsibility to inform and regulate any persons leasing their property. The By-laws are very clear regarding children and their toys. Please note:

1. Limited common areas are those common areas exclusively serving a unit. Only the individual residents for which they are intended should use these areas. This means toys, i.e., bikes, skates, scooters and/or any other children's paraphernalia, should NOT be obstructing anyone's walkways, driveways or garage doors.

2. Skateboards, bikes, roller blades, mopeds or other riding toys are not permitted in the parking courtyards or sidewalks around each building. No ramps may be constructed anywhere on the property.

3. Bicycles and mopeds are to be ridden on the surfaced roads only. No bicycles or other riding vehicles are permitted on any grassy areas including the ravines and lake areas.

4. No bicycles, mopeds, scooters, skateboards, roller blades or other toys are to be left unattended at anytime anywhere on the property. They will be picked up, stored and potentially an assessment may be imposed before they are returned.

5. All toys and related paraphernalia must be stored inside each and every night. Toys left out will be picked up, stored and potentially, an assessment may be imposed before they are returned.

6. No child should be playing anywhere except at home or at designated play areas. The lake and ravines areas are not designated play areas for children. No child under 12 should be at the lake unaccompanied by an adult.
 
7. Motorized vehicles that are not permitted to operate on Columbus City streets shall not be operated on Chippewill property (except for construction equipment).
 


If you know of a resident whose children are unsupervised and/or who are habitually leaving toys outside and in the way, please notify your street coordinator or a board member. A first notice will be sent.

Please note that a concerted effort by the building captains, street coordinators and Board of Managers is being made to ensure the safety of the children and adult residents of Little Turtle-Chippewill. We ask for the cooperation of parents, children and neighbors to assist in this effort. Pride in our community is the key element for living in harmony with one another.
